    Planning dynamics

    Zoning status, plan revisions, permitted ratios, and the distance between what a plan says today and what it is likely to say. Most of the return in Turkish land is a function of timing this correctly.

05Philosophy

What that discipline costs, and what it buys

Land does not forgive a poor entry. A building can be re-let, repositioned or refinanced; a parcel bought into the wrong plan, the wrong title structure or the wrong district simply waits. That asymmetry shapes how we work.

We underwrite selectively. The objective is not to participate in more transactions, but to identify the situations where we have a defensible reason to act.

We distinguish what is known from what is assumed. A projection is an underwriting input, never a substitute for fact.

We prefer structures in which economic interests are aligned and each party has a clear role in creating value.

And we act where direct market participation gives us enough information to form an independent view.
