Approach

Complexity is the filter, not the obstacle.

The parcels worth owning in Türkiye are rarely the ones that are easy to buy. Our work begins where a conventional process stops.

Where complexity creates opportunity

Most land in Türkiye is traded on price. The questions that actually determine outcome sit elsewhere — in who can sell, what the plan permits, where the district is going, and what the ground will carry.

    Ownership structure

Fragmented title, inherited shares, undivided co-ownership, liens and annotations. Establishing who is genuinely able to sell — and on what terms — is the first piece of underwriting, not a legal formality at the end of it.

  2. Elâzığ read from height: the last rows of apartment blocks stopping on a hard line against open cultivated parcels, with the road that serves them running along the boundary.

    Planning dynamics

Zoning status, plan revisions, permitted ratios, and the distance between what a plan says today and what it is likely to say. Most of the return in Turkish land is a function of timing this correctly.

  3. Near-vertical aerial view of unimproved dry land outside İstanbul, a single unpaved track curving through it past a solitary tree and a belt of scrub.
    The direction of travel
    03

    Location

Infrastructure commitments, corridor economics and the direction of travel of a district. This is read on the ground and through counterparties, not inferred from a listing or a national index.

  4. An undeveloped block of ground in Eyüpsultan, İstanbul, held open inside a completed district, with road frontage along two edges and dense built stock immediately behind it.
    What the land could carry
    04

    Development potential

What the parcel supports in built form, at what cost, for which end user — and whether that use is the highest one available or simply the obvious one. Capability here is what separates a view from a position.

Dreamland investment discipline

05Philosophy

What that discipline costs, and what it buys

Land does not forgive a poor entry. A building can be re-let, repositioned or refinanced; a parcel bought into the wrong plan, the wrong title structure or the wrong district simply waits. That asymmetry shapes how we work.

We underwrite selectively. The objective is not to participate in more transactions, but to identify the situations where we have a defensible reason to act.

We distinguish what is known from what is assumed. A projection is an underwriting input, never a substitute for fact.

We prefer structures in which economic interests are aligned and each party has a clear role in creating value.

And we act where direct market participation gives us enough information to form an independent view.
